At Gill Construction, we don’t bid your project and figure out the details after. We do it the right way:

1. Start with an honest budget conversation

We provide an estimated budget range in your design agreement, based on actual costs from past projects in Central Texas. 

Then, we ask you a question most contractors never ask: 

“Do you want your budget to drive the design, or the design to drive the budget?”

Some clients want us to maximize what a set number can do. Others want to see their ideal project first and decide from there. Either way, you make every decision with real cost information in front of you.

2. All-inclusive design and development

Every project goes through a complete design and development phase before construction begins.

That means full design plans, detailed drawings, and renderings so you can see exactly what you’re getting.

We specify everything: materials, fixtures, finishes, hardware, and layout, all selected and priced during design.

No more “allowances” or vague numbers in your contract because there’s nothing left to guess. 

3. Guarantee the price

By the time you sign the contract, you know exactly what you’re buying and what it costs, and we know exactly what we’re building.

We put that number in writing and stand behind it. 

Whether the final design falls within your original range or you choose to go beyond it, the number you sign is the number you pay.

You Change The Scope

If you decide mid-project to add a window or upgrade to a different countertop, we’ll price the change, and you’ll approve it in writing first before any additional work starts.

We Find A Concealed Condition

Occasionally, we open a wall and find something no one could have seen: hidden water damage, deteriorated framing, or noncompliant wiring. When that happens, we stop the work and show you exactly what we found first. Then, we price the fix and get your written approval before continuing.

With most contractors, allowance overruns and change orders routinely push final costs 20-30% above the estimate. Under the Gill Guarantee, your contract price only changes if you request a scope change or a concealed condition is uncovered, and you approve either in writing first.

A design-build firm handles both design and construction under one team and one contract. Because the designer and builder work together, projects can be designed within a specific budget and priced completely before construction begins. This is what makes the Gill Guarantee possible.

Something physically hidden that couldn’t be discovered before construction, like water damage inside a wall, termite damage under flooring, or wiring that must be brought up to code once exposed. If we find one, we stop work, document it, price the correction, and get your written approval before we continue.

That’s exactly why we design first. The guaranteed price is set at the end of the design phase, after all materials and finishes have been selected and priced. We never guarantee a number we haven’t fully built on paper.

It happens, especially when clients expand their wishlist during the design stage. We’ll show you exactly why and walk you through your options, such as adjusting materials, trimming the scope, phasing the project, or moving forward with the new number. The guarantee applies whatever price you ultimately sign. The estimated range in your design agreement is a planning tool, not a commitment.
